COMMERCIAL AND INDUSTRIAL PROPERTY WORKSHEET



PURPOSE OF THE PROPERTY WORKSHEET
 

This document is designed to assist property owners in reviewing their property worksheet. This style of worksheet is currently being used as a part of a computer assisted mass appraisal (CAMA) system. Computer assisted mass appraisal is a system by which appraisals can be improved and expedited via electronic data processing. Specific questions pertaining to the worksheet may require an explanation from an assessor.

EXPLANATION OF THE PROPERTY COST WORKSHEET

1.  PROPERTY ADMINISTRATIVE DATA

            Information is provided concerning the individual property. Items in the first column contain information to identify the current property owner and the location.  Items in the other columns contain administrative data.

2. BUILDING

            Building identification and average size per story.

3. SECTION

            The major sections of the buildings are identified along with construction data used to determine the replacement cost value.  Sections identify separate sections of one building having different types of construction or built at separate times.  The building type, the class and quality of construction, the square foot, the perimeter, the number of stories, the wall height, the square foot rate used in estimating the replacement cost, and the estimated value for each section is indicated.

4. SECTION VALUES

            The cost rates and multipliers used to determine the replacement cost value for the section are identified.

5. SECTION SUMMARY

            The current cost and local multipliers used to determine the replacement cost value for the section are identified.  Depreciation is subtracted from the Replacement Cost New to determine the Total Section Cost.

6. FEATURES

            Characteristics of the property which require an adjustment in the cost approach are listed in Features. These items are not included in the Building Cost Calculations noted above. Each "Feature" item is listed indicating the size or number of units, the unit rate, the multipliers, depreciation and the estimated cost value of the item.

7. BUILDING SUMMARY

            The Total Section Cost is added to the total of the Features Cost to arrive at the Total Building Value. 

8. ACCESSORY STRUCTURES

            Characteristics of the property which are not part of the buildings are listed in Accessory Structures.  Each "Accessory Structure" item is listed indicating the grade/quality, size or number of units, the unit rate, the multipliers, depreciation, and the estimated cost value of the item.

9. IMPROVEMENT VALUE

            The Total Building Value is added to the Total Accessory Value to arrive at the Total Improvement Value.

10. LAND VALUATION

            The categories of land that apply to the property are listed by the land type, the land units, the size of the area, the rate associated with that area, the adjustments for land influences (if any), and the value of the land.

11. TOTAL LAND VALUE

            The total value of the land types is added to equal the Total Land Value.

12. TOTAL IMPROVEMENT VALUE

            Total Improvement Value from 9 above.               

13. TOTAL PROPERTY VALUE

            The Total Improvement Value is added to the Total Land Value to arrive at the Total Property Value.
