Maryland Residential Ground Rent Redemption
Effective January 1, 2004, a new law enacted by the 2003 session of the Maryland General Assembly allows the owner of a single family residential property who is the tenant under a ground lease on that property to redeem the lease where there has been no communication from the landlord for three years.
Option 1. Determine if a ground rent redemption filing has been made for a specific property.
This link will take you to the Department's Real Property Data Search screen where you must select and display the property record. You can then click on the 'Ground Rent Redemption' link to view any filings for the property.
Option 2. Print a notice of Application for a Ground Rent Redemption
This notice must be posted on the property for 30 days where the address of the ground rent landlord is unknown.
Option 2a. Make an application for a redemption filing
This application is to be submitted to SDAT at 301 W. Preston St. 8th Fl. Baltimore, MD 21201.
